The project site is located in the northern part of the City of L'Île-Perrot, in an area largely occupied by two- to four-storey multi-unit residential buildings. Perrot Boulevard, the main thoroughfare in the area, connects this location to various socio-economic destinations, as well as to other parts of the City. The site is also served by Exo's public transit system. The buildings surrounding the project have a typically residential, but heterogeneous appearance. Most buildings are clad in masonry and siding and have pitched roofs. The few buildings that have flat roofs are crowned with false mansards.
By adapting to the existing urban environment, this new project brings a breath of urbanity and contemporaneity to an well-established community. In terms of materiality, the new volume incorporates several materials found in the neighborhood, including masonry cladding and siding. The alternation of materials breaks down the mass of the project into smaller entities, thus embracing the scale of the smaller buildings. The interplay of shadows and balconies gives the volume a playful and friendly character.
With a maximum height of 9.14 m, the new building is easily assimilated into the surroundings. The transition between the existing and new masses is ensured by the generous distances between the structures.
For evaluation and discussion purposes, the exterior of the project is presented in two versions of materiality:
A. light materiality, resulting from the use of light colored cladding materials, which allows the building to blend into its environment by gently reflecting the surrounding vegetation and buildings. The main grid of the façade is made of clay bricks in shades of beige, while the opaque panels that fill the grid are made of serigraphic laminated glass. The balcony railings are also made of laminated glass, translucent at the bottom and transparent at the top.
B. firm materiality, in natural tones, which helps the building to blend in with its neighborhood as the colors change with the seasons. The main grid of the facades is composed of a clay brick cladding in darker tones reminiscent of a rocky surface. The panels of this frame are treated with a wooden cladding, while the balcony railings are made of dark grey painted steel.
The new building has an underground parking, which allows approximately 40% of the land to be reclaimed for green space and amenity areas, all to the benefit of its residents. Most of the landscaping consists of pervious surfaces. Pedestrian and vehicular access paths, as well as private terraces, are built with interlocking pavers. New trees are planned for in the front and rear yards. A four-space outdoor parking lot is strategically located at the southwest corner of the lot, near the main entrance.
The apartments are intended for rental. By offering one- to three-bedroom units, the project appeals to a very diverse clientele. The project is particularly attractive to autonomous seniors. The units on the first level are all compliant with the new Building Code with respect to universal accessibility.
